- Your offer is not final until it is accepted, so a lengthy negotiation period might result in multiple offers or even another buyer getting your dream home. Try to move things along as quickly as possible.
- If you’ve made your offer conditional upon financing or a home inspection, choose providers quickly and inform your realtor – these services are time-sensitive.
- You will be attending the home inspection, so schedule it at a time when you can spend a few hours giving your full attention to what the inspector has to say about your new home.
- A home inspection is performed essentially to protect you from buying a home with serious structural problems. If repairs need to be negotiated before closing, your realtor can coordinate this with the seller’s agent.
- Your walk-through will be scheduled shortly before your closing date, and your realtor will coordinate this with you, the seller, and their agent.
- Don’t risk a delay in your financing – carefully review all requirements your lender dictates and produce all documents on time.
- Don’t get overwhelmed! Your realtor is your liaison at this hectic stage and will keep everyone informed of the process at all times. During the negotiation, everyone is responsible for certain tasks including your agent, the seller’s agent, both attorneys, the title company, the lender, and the home inspector.
